HOW IS THE PRESERVES AT LAKE THOMAS ORGANIZED/MANAGED?
There are five Board of Directors elected yearly in December (2 for two year terms and the rest for one years terms). The Board has employed a management company to conduct the day to day operations of the association.

 

IS MEMBERSHIP IN THE ASSOCIATION OPTIONAL?
All lots are required to be members, abide by the Declaration, and pay assessments.

 

DOES THE ASSOCIATION HAVE AN ANNUAL FEE/ASSESSMENT?
Yes, it is $90.00 per month, due on the 1st of every month. The $90.00 fee does include trash and maintenance of common areas. This fee may be paid monthly, but we prefer quarterly or annually. There is a $10.00 per month late fee if paid after the 10th of each month.

 

I BOUGHT MY PROPERTY IN JUNE, DO I HAVE TO PAY A FULL YEAR'S ASSESSMENT FOR THE FIRST YEAR?
No, it is prorated at closing.

 

ARE THERE OTHER FEES ASSOCIATED WITH THE ASSOCIATION?
May require special assessments in cases of emergencies.

 

DOES THE ASSOCIATION HAVE MEETINGS?
Yes, we have regular board meetings and the Annual Homeowners Meeting held in December each year.

 

DOES THE ASSOCIATION HAVE A SET OF RULES/REGULATIONS?

HOW DOES THE ASSOCIATION ENFORCE THE RULES/REGULATIONS?
This is handled by The Board through the management company and determined by the nature of the offense.

INTERESTED IN REPAINTING OR MAKING A MODIFICATION/ADDITION(S) TO MY PROPERTY, WHAT ARE THE PROCEDURES?
All modifications/additions/changes to home and landscaping must be in writing and approved by the architectural committee and The Board. Plans should be submitted to the management company at P.O. Box 273708 Tampa FL 33688.

 

WHAT ARE TRASH PICKUP DAYS AND DO THEY RECYCLE?

Trash, recycling and yard waste pick-up for the Preserve at Lake Thomas is furnished by Waste Services of FL, Inc., a private contractor under contract with the Homeowner Association.

A. Solid waste & yard debris collections are twice weekly, on Tuesday & Friday.
B. Recycling in a separate trash container is collected by separate truck the first (1st) and third (3d) Wednesday of each month and must be left at the curb no later than 6:30 AM on collection day.
C. Collections will begin no earlier than 6:00AM.
D. No limit on the number of items per collection, provided material does not exceed 3 cubic yards.
E. Brush must be less than 5 feet in length, 3 inches in diameter, and tied in bundles. Grass and leaves must be in containers or bags.
F. All packing boxes and materials will be collected from new residents on regular collection days.
G. Bulky items will be collected at no additional charge provided that said material is able to be loaded into contractor’s truck, and its acceptable material for the Pasco County incinerator.
H. Items to be excluded from collection are, tree stumps, tires, auto batteries, concrete, blocks, bricks, paints, chemicals, flammable liquids, explosives, biomedical waste, and other material deemed unacceptable by Pasco County Solid Waste Authority.
I. Appliances will be collected separate from regular trash at a rate of $10.00 per item. Customer must arrange for pick-up and is responsible for charges.
J. The contractor collects all allowable waste that is set curbside on collection day and should leave area in a clean and generally safe condition.
K. The contractor should return customer’s receptacles to the driveway or grassy area adjacent to the driveway, and not leave receptacles in the street or area unacceptable to the community at large.
L. The contractor will not be responsible for collection of trash or recyclables from any homes of which the roadways are deemed impassable by the contractor due to construction, obstructions, or weather. Uncollected trash or recyclables will be collected on the next scheduled collection day.
M. The contractor’s schedule holidays are Thanksgiving, Christmas, and New Year’s Day. Should any of these holidays fall on a collection day, there will be no collection made. Collection will resume on the next scheduled collection day.

In an effort to better serve you Progressive Waste Solutions asks that all customers follow these general guidelines to ensure you receive the service you expect:

Recycle pickup days are on the 1st and third Wednesday In marked containers. All limbs and bushes must be cut into 3 foot lengths and tied.
Please ensure that all items placed out for collection are containerized within a bag, can or a bundle and not to exceed 50 lb weight limit, please limit items placed out to 6 items We ask that bundles are secured with string or rope and are no more than 4 feet in length and not exceed 50 lbs. This will ensure we will be able to pick them up.
The following items are prohibited to be disposed of per Pasco County. Paint, combustible liquids, automobile parts, construction / demolition debris, bodily fluids, bio hazard waste, tires, televisions / computer monitors.
Large items such as appliances, furniture, moving related/special pick ups can be collected as we run a Bulk Item route on Wednesdays. Please call our office to schedule a pick up at least one week in advance. Additional Charges apply to bulk items.
Reminder effective October 1st , Pasco County has eliminated the blue bags from the recycling program. All recycables must be placed in a can of your choice. Just place the can out at the curb on recycle day.
